Years before, selling your house may only mean you have to use a real estate agent or you go around and look for a buyer. At this age of the internet, there are more ways that you can explore. You can use a discount agent, an iBuyer, or FSBO. You can also trade it in.
Here are the different ways by which you can sell your house. Each has its pros and cons, so you should weigh which works for you.
Traditional Real Estate Agents
When hiring a real estate agent, you can expect that you will be able to sell your house quickly. This is because real estate agents may have already mastered the art of selling a house. They may also have a ready pool of prospect of home buyers.
But with traditional real agents, you should also expect that the selling price of your home is not all yours. A particular percentage will go as commission to the estate agent. And if you have some ideas to share or suggest, better leave it to yourself. The whole process of selling your home is now out of your control.
Trade in
This can be one of the oldest ways of selling a house. You do not get any amount as cost of your property but you get another house in return. But nowadays, some companies do most of the legwork. They may buy your house and purchase another for you. A disadvantage of this option is that you may be able to get the real value of your home.
An iBuyer
This is also an easy and fast way of selling your home. You can find online companies that buy homes. If you agree on the price of an iBuyer, you can select the date when to collect your money. Although the transaction is quick, the price can be way below its real value.
Discount or Flat-Fee Agents
If you think the commission of a traditional real estate agent is too high, you should opt for a discount or flat-fee agent. You may be only be asked for 1% of the sales. This is unlike traditional real estate agents which can start from 6% onwards. But while you will be paying less commission, do not expect that you get the same services as that of a real estate agent.
For Sale by Owner
This the option where you are the one selling your house. You only have to list your home in an FSBO website and you will be the one who will control the pricing and other aspects. If you think you have the time and skills, go for this option. All the proceeds of your sales will be yours. There will be no commissions for you to pay.
